Sales pack — LPE1

When a flat in a self-managed block is sold, the seller's solicitor needs a management information pack — the LPE1. In a block with no managing agent, that request lands on a volunteer director with no system for answering it. Sales stall. Buyers get nervous. Completions slip.

We produce a complete, accurate LPE1 pack from your block's records — service charge history, insurance details, company information, outstanding notices — delivered within five working days.

Why it matters

An incomplete or inaccurate pack can delay or derail a sale. Buyers' solicitors routinely raise enquiries on gaps — each round of enquiries adds days. A clean pack produced by a systematic process reduces that risk and gives the buyer's solicitor confidence in the block's management.

Section 20 consultation

Before a self-managed block can spend more than £250 per flat on any single item of work — roof repairs, redecoration, lift replacement, new entry system — the law requires a formal consultation with all leaseholders. Miss a stage, serve a notice incorrectly, or fail to observe the deadlines, and the block can only recover £250 per leaseholder toward the cost, regardless of how much was spent.

On a £60,000 roof with eight leaseholders, that cap means directors explaining a £58,000 shortfall to their neighbours. We run the entire consultation so that doesn't happen.

How it works

  1. Notice of Intention — served to all leaseholders and any recognised tenants' association, with the correct prescribed content and observation period (30 days).
  2. Nomination period — leaseholders may nominate contractors; we log and respond to observations within the statutory period.
  3. Notice of Proposal — served with at least two estimates (or one if leaseholders nominated a contractor), with a further 30-day observation period.
  4. Observations handled — written responses to any leaseholder observations within the required period.
  5. Notice of Reasons (if applicable) — where the chosen contractor was not the cheapest, we prepare the required written reasons.
  6. Evidence pack — complete dated record of every notice, observation and response, preserved in your evidence vault.

Share / membership register transfer

When a flat is sold, the RMC share or membership must transfer to the new owner and the register updated. We handle the transfer documentation, update the register, and issue the new share certificate or membership confirmation.

Registered office + company secretary

Your RMC is a real company and must have a registered office address and, optionally, a named company secretary. We provide both — your statutory correspondence comes to us, we handle it and forward anything requiring director action.

Arrears letter sequence

A leaseholder has stopped paying service charges. Directors hate chasing their neighbours. We prepare a formal sequence — reminder, formal demand, letter before action — correctly worded, correctly timed, with a clear audit trail. Cases requiring legal proceedings are referred to a partner solicitor.

AGM facilitation

We prepare the agenda, circulate papers, chair the meeting (by video), and produce the minutes. Directors get a properly run annual meeting without the awkwardness of one neighbour chairing another.

Lease extension coordination

Leaseholders seeking to extend their lease under the statutory route need a valuer and a solicitor. We coordinate both — recommending specialists, managing the process timeline, and keeping directors informed at each stage.

Compliance orchestration

Fire risk assessments. Communal electrical inspections (EICR). Legionella assessments. Lift inspections. We maintain your inspection schedule, book vetted specialists when assessments are due, and log the results in your evidence vault.
